Newest trend in remodeling projects means taking it outside for ROI

It won’t be long before we will be celebrating the arrival of 2015. And according to a recent survey from Houzz, more than half of U.S. homeowners plan to remodel in 2015 and the following year to add value to their homes.
The big news is that it’s not what’s inside that matters most.
A study by RealEstate.com suggests that landscaping and hardscaping can deliver a return on investment as high as 150 percent – an ROI that puts it ahead of popular home improvement projects like kitchen or bathroom updates.
“When I bring a buyer to a home that features state-of-the-art landscaping and elements like a fire pit and high-end pavers, there’s an immediate assumption that the inside of the house will be as spectacular as the outside,” said John Duffy of Duffy Real Estate. “Now we have research that shows that homebuyers will pay a premium for a nicely landscaped property, particularly one that features elements like an outdoor fireplace and finishes in stone or brick. “The new mantra in home buying is location, location, landscape.”
Our best advice?
If you own a home and want to increase its value, consider a walkway or patio made of clay pavers to improve curb appeal.
If you are looking for a home, put a premium on finding a place that has space to add an outdoor amenity, such as an outdoor kitchen or patio, if one isn’t already in place.
And if you are in the landscaping business but don’t currently offer hardscaping design and installation – such as installing patios and walkways made of clay pavers – maybe it’s time you thought about adding that to your offerings. There are a couple of ways you can go: You can either learn the business yourself, or you can partner with a reputable masonry installer.
Either way, expanding into hardscaping means that you can (A) tap into a higher-income client base, (B) make a higher profit margin as a result and (C) sell the project based on its high rate of return on investment for your client.
